Cedar Spring is conceived as a spacious, green, and tranquil community consisting of 216 parcels with 198 residential lots and 18 commercial lots. The smallest parcels start at approximately ¼ acre (0.253 acres) then increases in size to 1.26 acres.
The Vale at Cedar Springs is a higher end area within the subdivision with 32 residential lots of approximately 0.5 acres or bigger with paved streets and signage concrete sidewalks concrete drains and lush landscapes.
Cedar Springs is in the geographical center of Belize and 150 feet above sea level. The primary entrance is located on the Caves Branch Road, ½ of a mile off the George Price Highway at Mile 37. The subdivision is bordered on the north and west by St. Matthews Village and on the east and south by Frank’s Eddy Village.
Cedar Springs is located 8 minutes from the Caves Branch Ricer and Archaeological Reserve; 8 minutes from the Belize Zoo; 45 minutes from the International Airport; 45 minutes from Belize City; 15 minutes to the capital Belmopan; 90 minutes from Hopkins and only 2hours from the beautiful beaches of Placenica.
Between September 2013 and January 2014 Cedar Spring is implementing a Pre-Sale Campaign with a maximum of 30% discount for cash purchase with the explicit purpose of securing a fixed capital target. Pre Sales will stop and parcels will be sold at 100% of projected prices once target has been reached, even if before January 2014. The Pre-Sale Campaign targets buyers interested in purchasing multiple parcels as an investment with a clear intention to resell in the future, benefiting from both the discounts offering during the pre-sale and the appraised value of the lots with time.
Between October 2013 and March 2014 parcels authentication, street, drainage, electricity, potable water, and landscaping will be conducted for Phase1 covering 123 lots, public spaces and the Green haven Botanical Park adjacent to the seasonal creek.
All sales will be via a legally binding Sales Agreement and accompanying Covenants, designed to protect the collective interests of all property owners at Cedar Springs from doing any further transaction with lots pre-sold, other than with the owners who purchased them during the pre-sale period.
The Sales Agreement, Covenant, and Actual Title Transfer for lots purchased during the Pre-Sale Period will be conducted with the oversight of Cedar Spring Attorneys, Title Transfer can be effected as soon as he authentication process is complete, programmed for February 2014.
